Real Estate on Steroids

That is about how it is described by our friend Javier, an expert Real Estate Agent in Florida, whom Bradley met in a Running Club. Javier has been working this business for a few years now, and he’s bringing in over $25,000 per month doing it (profits over $11,000 monthly)… but, he doesn’t even own many of the units that he makes the money from!

Last month - I generated over $25,000 in cash collected revenue from my Airbnb and VRBO listings (45% net profit)

I don’t own all these properties

Some of these properties are in regulated areas (which I abide by legally)”

Javier has taken advantage of a difference in pricing between homes that are for rent and hotel prices in those areas. Essentially, if you can rent out a place for $1,000 per month at the same time that a hotel is charging $125 per night ($3,750 per month), then you should be able to rent the unit for $1,000 and then place it on Airbnb for $75-$100 per night and earn $2,250 - $3,000 per month from the unit. So, after your cost of $1,000 is deducted, you still end up with a profit of $1,250 - $2,000 per month. And Javier has 10+ units that he does this with, a few of which are even with luxury houses.

How Difficult is Running an Airbnb Business?

Normally, it would take quite a bit of effort to clean the house or apartment after each person stays at his Airbnb, and Airbnb bookings can be quite sporadic, meaning you never know which days you might have many units to clean. So, you may get stuck attending to multiple different houses if you are trying to scale your business like Javier did. It could end up making you quit your day job just to keep up, so is it really worth it?

Well, Javier doesn’t clean any of the units. He has found a way to automate most of the legwork to local cleaning businesses - and even offset those additional fees so that they are already included in the cost of the units he is renting as a “cleaning fee.” This prevents the automation from eating away from his profits. This is a common question I get from my students who are on the fence about getting into Airbnb

Most (not all) counties/cities classify short term rentals as anything under 30 days and some restrict Airbnb

Or there might be certain caveats such as you have to be living in the property whilst the guests are there

Or you can only rent out half your home at once

Most people see these restrictions and instantly give up on their dreams of having an Airbnb passive income machine

But..

There is another solution..

You can still list your property on Airbnb for 30+ day stays to attract guests looking for long term stays, traveling nurses, engineers or families relocating to the area.

You will still net $750-$1000+ per month more than a long term rental

Case in point below

This is a 3 bed 2 bath property that I co-host with the owner and typically rents out $1,800 long term.

We spent around $2k on interior design and art work etc to get it looking great in photos

Now we've had 3 inquiries within a week like this below for between $2,500 and $2,750. That's an extra $750-$1000 per month net income for a month to month lease

Just because we furnished the property!

That means the payback will be within 2-3 months

Thereafter its just extra disposable income

“How to get started on Airbnb in 7 steps even if you don't own any property

1. Research the market using www.Airdna.co to find the most profitable areas and find a property using sites such as Padmapper, Facebook marketplace and Craigslist.

2. Meet with landlords (it only takes 1 yes) and take control of the property with a special lease addendum (a lawyer can knock one up for $250)

3. Furnish and stage the property so it attracts eyeballs (use Wayfair, overstock, and amazon for high-quality low cost)

4. Find a cleaning team that will turnover the property for you so you don't have to lift a finger using turnoverbnb.com.

5. List your property on Airbnb so it ranks on the first page by copying the top 10 competitors in your area (again you can use Airdna.co to find this)

6. Use guest messaging templates to automate the conversations back and forth with smartbnb.io so you can sit back and enjoy your free time

7. Automate the rest of the operations such as keyless entry locks where you can change the codes from your phone (Yale/Schlage locks), noise monitoring (Minut), and security cameras (RING) and then move onto finding your next property.

There it is - straight forward and simple

It doesn't take a lot of budget, it just requires effort

Fast forward to today and I’m on track to cross over a quarter of a million per year in gross revenue ($100k net)”

Javier’s Story

“Ready to become an Airbnb rockstar?

That's me in the photo below. The scruffy dude selling feed and hay.
Since I never went to college, my journey all started working at Winn Dixie as a bag boy, working 9-6 for minimum wage of $8 per hr.
During the summer I would work at a horse show selling hay and feed working 12 hours per day 7 days a week for 4 months straight.
In the back of my mind I knew there was a better way to generate more income for less effort, but hadn't yet figured out a way to do it.
I was stressed, exhausted and felt like a failure.
I was looking for a way to get out of the 9-5 so I came up with a plan to do this
First of all I needed to get out of Ocala and be surrounded by more ambitious people and opportunities
So I looked at nearby cities, Orlando being one of them and found a shared house with a room-mate for $400 per month
After 5 months i was then introduced to one of my room-mates mutual friends Andres Ospina Rivera :)
I asked him what he did and he told me he was a real estate agent.
I started asking him some questions about real estate and how the process worked, how he found clients and how much commission he was making.
Some houses he was making $5k-$10k per sale, and he'd do 3-4 sales per month, manage his own schedule and basically be his own boss.
He gave me the vision of how I could use my work ethic and effort towards making real money and not just min wage.
So that's what i did
I went and studied for my real estate license in the evenings, passed the exam, and quit my other low paying jobs
I really felt like I'd turned a corner
That being said, the first year was really hard
I had to build up a client base from scratch through endless cold calling and networking
But after 3 months i finally got my first sale, which was a $140k townhome based in Orlando
The commission check was only $1.5k but in any case I was excited and knew that if i could do this 4-5x per month I would be earning over $10k per month and could take over the world haha 
For the next few years, I was averaging 2-3 hours per month, able to manage my own schedule and take more vacations 
After a while, I realized there were some downfalls with real estate sales.
Not only is it very transactional but there's also a lot of uncertainty in the process
I couldn't even count on my own fingers how many times the transaction fell apart at the closing table and I wasn't paid for my hard work and effort
Also, the commission doesn't get paid until 30-45 days after the house goes under contract
After a while, I decided to write down all the things I wanted in the perfect business
I wanted something where I didn't have to trade my time for money
I didn't want any employees to deal with
I wanted daily cash flow not waiting weeks for commission
I wanted to work from anywhere in the world
My Airbnb journey all started when I actually became real estate business partners with my mutual friend from earlier, Andreas.
He told me that he had just purchased his first house, a 3 bed 2 bath with a 1 car garage, and he had converted the 1 car garage into a small studio apartment and advertised it on airbnb.
The money he made just from a small 1 bed studio on airbnb was enough to pay for the entire 3 bed 2 bath mortgage. It was crazy!
I got to see the entire process of setting up and managing the airbnb first hand.
Combined with the experience of selling real estate, I decided to take the leap and try one myself.
So when one of my real estate clients reached out to me and said he wanted to buy an investment property.
I knew the perfect house that would be the right fit which was a 3 bedroom house that had a detached mother-in-law suite also.
I asked if it would be ok for me to put it on airbnb instead of long term renting the property.
In my first month on Airbnb I made $500 profit, which doesn't sound a lot but it was basically passive income with only 1-2 hours of work required.
5 years and 8 properties later I am grossing around $250,000 per year and netting $100,000 per year in pure profit.
